Century Nuliv Townvillas Officially Break Ground

Century Nuliv Townvillas at Acqua, Century Properties’ maiden project under its recently launched upscale real estate brand Century Nuliv recently held its groundbreaking ceremony.

The ceremony was led by Century Nuliv President Monica L. Trajano, CPG Sales Operations Management Group Head Malvin C. Landicho, CPG Design Manager Arch. Jennifer S. Maglaqui, CPG AVP Design Innovation Group Arch. Anna O. Castillo, CPG VP Project Management Group Engr. Larry A. Reyes, and CPG International Sales Operations Head Sonny M. Mendiola.

The townvillas are strategically located within the award-winning Acqua Private Residences community at the foot of the Estrella-Pantaleon Bridge in Mandaluyong City. The soon-to-rise development offers two configurations: the Rhine (three-storeys; 227 sqm ave.) and Seine (four-storeys; 312 sqm ave.). The homes will feature glass balconies, high ceilings, and wide windows to let in natural light.

“NULIV Townvillas at Acqua provide the same generous indoor and outdoor living spaces found in the suburbs, but all within and integrated into the thriving Acqua community. It also offers an in-city living experience with assured value appreciation given the houses and lots are within Metro Manila,” Trajano said.

Century Nuliv plans to bring its new concept to key cities outside of the Metro with the Townvillas at Azure North in San Fernando, Pampanga, set to launch soon.

NULIV Townvillas at Acqua: Your postpandemic sanctuary in the metro

When the market changes, businesses must adapt. In homes, where billions were holed up by a pandemic, demands changed as challenges arose.

Now learning how space impacts both productivity and overall well-being, homebuyers clamor for more of it. Century Properties, one of Philippine real estate’s trusted builders, takes heed.

“New standards in living and lifestyle inclinations have developed postpandemic, and we intend to address these changes in homebuyers’ needs,” said Century Properties Group president and CEO Marco R. Antonio.

CONTINUING THE LEGACY

Century does that by offering a new array of products made up of townhouses and other low-rise structures dedicated to sustainability and wellness. Fully committed to this branching out is its new business unit NULIV.

“While NULIV will continue Century’s legacy of serving the needs of the premium and luxury market, it will do so via new product offerings … in contrast with its historical roots of doing mainly high-rise condominiums,” Antonio explained.

Developments of such a scale bring benefits to builders and buyers, the company noted. Housing units would be built faster, allowing the company to answer the demand faster. Carrying less risk, it ensures more stable growth.

NULIV’s maiden project provides a peek into the direction Century drives toward: Century NULIV Townvillas at Acqua. This undertaking—featuring a low-density high street of just 22 multi-story houseand-lot packages—will rise on an exclusive road behind Acqua Private Residences, Century Properties’ award-winning tropical rainforest-inspired development in Mandaluyong City.

NULIV president Monica L. Trajano noted that NULIV’s addition would enjoy the central location of Acqua, while rewarding end-users and investors with the generous spaces typically available in suburban settings, an exceptional combination that ensures value appreciation.

SANCTUARY FOR THE DISCERNING

The neighborhood aims to capture a clientele of smart, discerning and tech-savvy urban citizens. These hard-driving folks cannot leave the city but want to tune out the noise of urbanity. As such, Century NULIV Townvillas at Acqua will provide sanctuaries of two types: six Rhine (three stories, 227 sqm) and 16 Seine (four stories, 312 sqm) units, priced from P40 million to P60 million.

Century NULIV Townvillas at Acqua has a postpandemic design as well. Units offer thoughtfully planned and spacious indoor and outdoor amenities. The stacked design means freer movement and more flexibility with designs and functions.

Each townvilla stands on a spacious lot. The inside opens up to the outdoors through glass balconies. High-ceiling windows let in natural light while the outdoor areas can become gardens, patios, parking spaces, among others.

EXPANSION

As all other projects soon to be launched by NULIV, this will provide easy homeownership process through a digital customer journey. As the company completes the regulatory requirements, this one will be available for sale soon.

“We will deliver spaces that can provide easy or direct access to necessities but, equally important, we are innovating our homeownership process to strengthen how this is digitally supported from start to finish,” Trajano said.

After Mandaluyong, NULIV plans to go outside Metro Manila through townvillas in Azure North in San Fernando, Pampanga.

NULIV projects proudly represent Century’s value for innovation and its dedication to building homes that give dwellers “new living”—sustainable, unapologetic, full.

Century Properties Expands Business with Launch of Century Nuliv

The last two years gave Century an opportunity to rediscover the real estate market, which revealed changing preferences for home buyers. specifically, clients have clamored for more space – both indoors and outdoors.

Additionally, as the company is focused on growing, but at the same time aware of the macro -economic backdrop, it will develop lower building height developments, which carries less risk on a per project basis.

“New standards in living and lifestyle inclinations have developed post-pandemic, and we intend to address these changes in homebuyers’ needs. While NULIV will continue Century’s legacy of serving the needs of the premium and luxury market, it will do so via new product offerings wherein majority will be townhouses and other low-rise structures – which is in contrast with its historical roots of doing mainly high-rise condominiums. As a result, this new product offering will be faster to develop,” says Century Properties Group president and CEO Marco R. Antonio.

But what sets Century Nuliv apart are a slew of propositions: these homes come in a range of choices – from upscale and premium townvillas, homes, and enclaves; they are situated in key growth areas; they feature innovative and inspired architectural designs; they make valuable investments and; as they are keenly attuned to new generation living, offer a seamless customer journey on a digital platform.

A Brand-New Residential Concept

Century NULIV’s maiden project is a townhouse community that gives a peek into what’s in store for the market in the years to come. Century NULIV Townvillas at Acqua features a low-density high street of 22 multi-storey houses and lots on an exclusive road behind Acqua Private Residences, Century Properties’ award-winning tropical rainforest-inspired development at the foot of the new Estrella-Pantaleon Bridge, in Mandaluyong City.

“Acqua is a community of like-minded individuals who value convenience, safety, comfort, and a stylish lifestyle. NULIV Townvillas at Acqua is planned akin to all these principles and provides the same generous indoor and outdoor living spaces one would likely find in suburbia, but all within and integrated into the thriving Acqua community. It also offers a paramount in-city living experience and assured value appreciation since the houses and lots are located within Metro Manila,” explains Century NULIV president Monica L. Trajano.

A Nu Approach to Living

Century NULIV Townvillas at Acqua was conceptualized for smart, discerning, and tech-savvy urban citizens who can’t leave the city but want to live somewhere where they can tune out the noise and hustle. The townvillas are designed to be sanctuaries, to say the least. Taking into account shifts in lifestyle among Filipinos post-pandemic, these Townvillas offer more of the functional, thoughtfully planned, and spacious indoor and outdoor amenities, access to essentials and major infrastructure, and an easy homeownership process via thought-out digital customer journey.

Each townvilla stands on a spacious lot, with levels defined by glass balconies and high-ceiling windows that let in plenty of natural light. Homeowners can maximize the outdoor area by creating a garden, patio, and/or parking.

Since getting a home is a continuous process of making choices, Century NULIV Townvillas at Acqua features two types of homes: Rhine (three-storeys; 227sqm ave.) and Seine (four-storeys; 312 sqm ave.). The number of units for each type is six and sixteen, respectively. Unit prices range from P40 Million to P60 Million.

The stacked design allows for freer movement within the house while also enabling homeowners to transform the spaces into functional areas meant for different purposes—from family areas and seating nooks to home offices and personal gyms. Each unit will be delivered standard bare and completed with premium finishes to make it easier for homeowners to turn it into the home they’ve always wanted.

Beyond its stunning modern architecture, strategic location, and integrated lifestyle amenities within Acqua, what makes Century NULIV Townvillas at Acqua worth the investment is the property value that is expected to increase over time. Future owners aren’t just signing up for a home where they can live life to the fullest, they are also owning a piece of the future that they can pass on to their loved ones.

As the company completes the regulatory requirements, this project will be available for sale soon.

Continuous Innovation

Looking into the future has always been part of Century Properties Group’s DNA of creativity and innovation. With Century Nuliv, the creativity is translated into a holistic experience: timely and timeless homes in prime locations, with modern services & amenities, and practical home designs that support life’s true essentials.

“We will deliver spaces that can provide easy or direct access to necessities but equally important, we are innovating our homeownership process to strengthen how this is digitally supported from start to finish,” Trajano added.

Following the project in Mandaluyong, Century NULIV is also looking forward to bringing new concepts outside Metro Manila, including its next Townvillas in Azure North, San Fernando, Pampanga, which will be launched next.

Century Properties ventures into low-rise townhouses

Century Properties Group Inc. is diversifying its product portfolio to include low-rise and townhouse developments and expects to generate P3 billion in sales from its first two projects under the new brand.

“New standards in living and lifestyle inclinations have developed post-pandemic, and we intend to address these changes in homebuyers’ needs,” said CPG President and CEO Marco R. Antonio during the launch of their Century NULIV brand.

He noted that, “While NULIV will continue Century’s legacy of serving the needs of the premium and luxury market, it will do so via new product offerings wherein majority will be townhouses and other low-rise structures – which is in contrast with its historical roots of doing mainly high-rise condominiums. As a result, this new product offering will be faster to develop.”

Century NULIV’s maiden project is a townhouse community, Century NULIV Townvillas at Acqua, which features a low-density high street of 22 multi-storey houses and lots on an exclusive road behind Acqua Private Residences in Mandaluyong City.

According to Century NULIV President Monica L. Trajano, the project will consist of 16 4-storey units and 6 3-storey units with prices ranging from P50 million to P60 million for the bigger units and P40 million to P50 million for the smaller units.

She added that the 3-storey townhouses will have a floor area of about 227 square meters with 3 bedrooms while the 4-storey homes will have a floor area of 312 sqm. and 5 bedrooms. All units will have lot sizes of about 150 square meters.

“NULIV Townvillas at Acqua… provides the same generous indoor and outdoor living spaces one would likely find in suburbia, but all within and integrated into the thriving Acqua community. It also offers a paramount in-city living experience and assured value appreciation since the houses and lots are located within Metro Manila.”

The next project for Century NULIV will be in Century’s Azure North development in San Fernando, Pampanga which will be launched in the first quarter next year.

Trajano said it will consist of 109 townvillas but at different price points. These will likely be similar to beach villas as the project site will be a short distance away from Azure’s man-made beach.
